LSL completes 10,000 sf state of the art build out including
under floor air-conditioning system
LSL has completed a 10,000 sf buildout for American Express Corporate Real
Estate at their international headquarters at 3 World Financial Center. Designed
by Gensler Architects and Engineered by Clifford Dias Engineering, this build
out is a prototype for future office space designs both at Amex Headquarters in
New York as well as future locations around the world.

The entire floor plan was built on an 8" raised floor system with a completely
independent heating and air-conditioning system delivering HVAC from the
pressurized underfloor plenum and controlled by underfloor VAV boxes and
"swirl" diffusers which allow for individual comfort control.  This design required
LSL to deliver a completely air-tight plenum including sealing the concrete
deck, demising walls and the raised floor grid.  The plenum was pretested prior
to commissioning of the HVAC system.  The underfloor system was completed
without a flaw and testing exceeded design criteria.

a state of the art audio visual system
including motorized projection
screen, projector, concealed lift,
A/V rack, multiple interfaced screens and gaming system and custom remote
controls.

The office build out included full height glass fronts by Transwall and prewired
furniture systems by Vitra. The entire buildout was completed in 10 weeks
thanks, in part, to prepurchasing of air-conditioning equipment and light fixtures.

LSL looks forward to teaming up with American Express, CBRE, Gensler, Dias
and the entire project team on new challenges in the near future.

Greenwich Village. Devonshire is
creating family-sized apartments and
upgrading elevators, HVAC, and
electric service.
LSL has been awarded the construction manager job for the common areas
of renovation at Devonshire house, a condominium conversion in Greenwich
Village.

LSL has recently completed the  American Express Blue Works E Café, a
challenging 3,000 s.f. private café directly adjacent to the main Amex café
located at 3 World Financial Center.  
The space is separated from the existing café by a full height segmented glass
wall with painted glass fins and graphics.  The interior space includes a
spectacular view of the new Freedom Tower, electronic roll down shades, solid
surface workstation counters, coffee station, and an audio visual system which
provides for TV broadcasting as well as in house American Express
announcements and “town hall” broadcasts.  The entire fit out had to be
performed without interruption to the full service cafeteria which provides
thousands of meals per day from 7am – 2pm.

AMERICAN EXPRESS - 3WFC - 7TH FLOOR
AMERICAN EXPRESS - 3WFC - E-Cafe
LSL recently completed two 17,000 sf buildouts of Fensterstock & Partners and
inMotion, one private and one "not for profit" law firms located at 100 Broadway,
for the developer Madison Capital. Working with Carlton Architects, MG
Engineering and Craven Corporation as owner's rep, LSL completed these high
end office spaces in just under 11 weeks.

AMERICAN EXPRESS - VENTE PRIVEE USA
345 HUDSON STREET
NEW YORK, NY
LSL Construction has completed the new corporate offices of Vente Privee
USA, a partnership between Vente Privee and American Express at 345
Hudson Street. The 30,000 sf space includes (4) photo studios, IT room with
supplemental airconditioning and UPS, Living Room, Conference Rooms,
Pantries and appx 150 benching workstations. The exposed deck, sealed
concrete open plan was designed by Perkins Will and Engineered by C.
Dias.  LSL provided turn-key CM services including voice/data, audio-visual,
and specialized construction including Cyclorama photo studio.

Facade and Structural Renovation of
1375 Broadway for Savanna Properties
LSL has begun the demolition phase of what will be a new retail space for
T.D. Bank. The project includes removal of facade and mezzanine, as well
as a section of the first floor slab in order to provide ADA compliant access.
At completion of the Landlord Work the "vanilla box" will include a new two
story facade and storefront, GFRC and stone panels. Scheduled completion
for tenant fit-out is May 28, 2013
LSL has completed the major renovation of the Cellar / Ground / Mezzanine
Retail Space at 1375 Broadway for Savanna Properties. The project included a
gut demolition of the interior and exterior, structural reinforcement of the
ground level, dropped slab at entry for handicap accessibility, and new facade
including curtainwall, GFRC Panels and Granite Base. The project was
complete on time and within budget and has been turned over to TD Bank for
a build out.
